Situation 1: The computer's not working properly. It's going very slowly.
Situation 2: The lift is out of order. You'll have to take the stairs.
Situation 3: The chair is broken. Just a minute and I'll find you another one.   
Situation 4: The printer has run out of toner. I'll have to see if we have a new cartridge.
Situation 5: There's a page stuck in the photocopier. I'll turn it off and see if I can clear the blockage.
Situation 6: I have lost the registration form. You'll need to print out another one.
